Fixer Upper Doctor Blog – Day 6

(I bought this house at and kept it myself to fix and flip! It was a winner!)

After my fiasco with the eBay Auction, I started buying properties through Williams & Williams Auctions in Colorado. The Great Recession made it like houses were falling from the sky and it was great for me! It was very easy to pick up bargain houses and wholesale them to the savvy investors. The only hard part was putting down 5% of the non-refundable earnest money. I wrote some checks over $30,000.00 (when I bought two houses at once!), and I did not always have a buyer in place, so I had to do some fast marketing to get the properties wholesaled! I have grown wiser and I would not take the same risks today. I have learned real estate investing is a very fluid market and you better be on your toes at all times.

Prescription for Today: Have a large buyers list and network like crazy!
